GTK began in 1987 as the Hilligas Company, a property management firm that built its reputation one well-run building at a time. In 2010 we expanded into commercial sales and leasing and became GTK Commercial Real Estate — a true one-stop shop for Alaska commercial property owners.

Today we manage more than 7.5 million square feet of commercial property across the state, from Juneau to Fairbanks, and we're proud to have been voted Best of Anchorage every year from 2020 through 2025. But the number we're proudest of isn't square footage — it's how many properties we've taken from struggling to stable to thriving.

We handle the whole job: budgeting, invoicing, collections, lease renewals, tenant improvements, custom reporting, property inspections, CAM and pass-through reconciliations, accounts receivable and payable, mortgage payments, and tax payments hand-delivered to the Municipality. Owners get a detailed statement and variance report by the 15th of every month, reserve accounts that actually earn, and a team that answers the phone — even at 3 a.m.

What we don't do is just as important. We don't run a captive maintenance company, so we never pad your repair bills. We don't nickel-and-dime. Our incentives are lined up with yours: we win when your property wins.
